The Flats at 440 Alfred are one of the  first of six apartment buildings to open at the City Modern development in Detroit's historic Brush Park neighborhood. The six-story, 177,900 SF development features a total of 69 one through three-bedroom units and below-grade parking for residents.

Spanning an entire block of Brush Street between Alfred and Division, this mixed-use apartment building is activated with ground floor retail on three street-fronts. Conceived as a wrapper of long narrow buildings that hold the street edges, A6 opens up to a central shared exterior courtyard with ceremonial stair access from a streetscape plaza located along Brush Street. The second level residential court provides gathering spaces for residents as well as access to the building and community rooms, and the building also houses the management office. Unit plans are oriented to maximize window frontage for natural daylight and views to the courtyard below or cityscape beyond. At night the building glows in a shifting pattern of clear and filtered glass,
